The strategies you can use to preserve your land in a condition you want include:

                Donation of a Conservation Easement

A conservation easement is a legal agreement between you and a land trust or government agency that permanently protects the land while you continue to own it.  Donating the easement can result in reduced income taxes, freezing your property taxes at today's levels forever, and does not provide any greater access to your land for the general public.  Private land with a conservation easement on it is still private land.

                Donation of  Land

Donating land to HeadWaters Land Conservancy is a wonderful way to share its beauty with future generations. The donation can even be set up in a way that allows you to continue to live on the land.

               Bargain Sale of Land

Selling your land to a HeadWaters Land Conservancy at less than its fair market value can provide tax benefits to you and make it affordable for the Conservancy, while protecting your land and making it available to the public forever.
